The ground floor with oak flooring throughout is well designed and with thoughtful touches. There is a neat kitchen, an elegant cloakroom and open-plan living and dining room. French doors open onto a courtyard with comfortable outdoor furniture. Upstairs, the botanical theme continues in 2 charming double bedrooms with plush velvet beds, floral prints and cosy throws.

The compact contemporary white kitchen has an induction hob and 2 ovens, a warming drawer, large fridge and separate freezer, dishwasher and a combined washing machine and dryer. There is a neat breakfast bar with 2 stools tucked under a counter with a digital radio and Krups coffee maker. Shelves with tea, coffee and glassware are neatly arranged above.

A large cloakroom, smartly tiled in stone and charcoal, has a small hand-basin and a WC with plenty of shelves for toiletries.

The living and dining room is crisp and breezy in white, navy and teal, with marble topped side tables and a reading lamp. There is a sofa for 2 and 2 armchairs. Fitted alcove cupboards with shelves above hold a large TV, a Bluetooth speaker, books and games. The blonde wood dining table seats 4 and an under-stairs cupboard contains utility items. Outside in the paved courtyard with surrounding fence and terraced houses, there is a large oval table with 4 chairs, 2 further easy chairs and a large basket of fitted cushions.

Upstairs there is a large principal room to the front of the property in teal and green which has 2 double–glazed sash windows overlooking imposing Bath terraces. There is a handsome 5’ bed with artisan side tables and a green pouf. A large fitted wardrobe has lots of hanging space, deep shelves, and a hairdryer.

The second bedroom in coral and green is to the rear of the house and also has 2 double-glazed sash windows overlooking a row of courtyards and backs of terraces. A pair of 3’ single beds can zip and link to become a 6’ double. There is an elegant wardrobe with shelf space, a large chest of drawers with a hairdryer, a Bose Bluetooth speaker and a coral pouf.

A lovely contemporary bathroom in white marble and blue tiled floor has a bath with shower over, a vanity unit with hand-basin, WC, heated towel rail and plenty of storage.

It is a 5-10 minute stroll to the city's high street and a 2 minute walk from Royal Victoria Park which has indoor and outdoor tennis courts, children's play area, hot air balloons, bbq areas and mini golf. The Approach 18 hole golf course is 5 minutes walk away and has wonderful views of Bath and the surrounding hills. Bath is filled with museums, shops, theatres, spas, restaurants, bars and tourist attractions. Many of which are within a 5 minute level walk. Sainsbury's super market is a few minutes walk away.

The Bath Spa and coach stations are about a 15-20 minute walk away.
