This stunning new holiday let has been redesigned throughout offering a chic modern design, open plan ground floor living, velux windows and high open ceilings allowing the light to pour in. New kitchen, w.c. and utility area, 2 new ensuite shower rooms and bedrooms with exposed beams.

The Ground Floor
Entrance into the property takes you into an open plan lounge, dining and kitchen area. Cleverly designed though with a front little lobby separating the front door from the lounge and complete with hanging for coats and racks for shoes. A step up takes you into the lounge with a desk and chair, high speed internet next to a bay window with plantation shutters. There is a 3 seater sofa and 2 additional lounge chairs along with plenty of tables and lighting. There is an electric fire which can be used for effect only or 2 heat settings. Above it is a large built in smart TV. Further along is a dining table with seating for 4 and positioned under high ceilings looking up to the 1st floor and a stunning chandelier. An electrically controlled velux window in the roof ensures plenty of light in. The newly fitted kitchen has a single oven, induction hob, large built in fridge and separate freezer, built in microwave and plenty of storage units filled with everything you need for those meals in.

Next to the kitchen is a utility area with w.c. and sink, and a washing machine and separate dryer.

The First Floor
Up a flight of stairs are the 2 ensuite bedrooms joined by a galleried walkway which overlooks the dining area. The master bedroom at the front has a king size 5' bed with built in lighting above and a dressing table and built in wardrobe. There are double doors opening to a juliette balcony. The large ensuite shower room is tiled throughout with mirrored storage, sink, w.c. and large walk in shower with handheld shower as well as a large rain overhead shower. The ceilings have been opened up exposing beams and providing light to the room.

Walk along the corridor, past the stunning chandelier hanging from the ceiling above the dining table and into the 2nd bedroom. The beds can be made up as 2 singles or a superking 6' bed. There is a built in wardrobe with hanging and shelf space as well as a small ensuite shower room with w.c., sink, storage, and walk in shower with a large overhead shower as well as a hand held shower unit.

There is parking for 1 car right out front the property. Alternatively the Bath Spa coach and train stations are a level 15-20 minute walk. THe property has an electric car charging point for those coming with electric cars.

The Owner of this property is open for discussion regarding bringing one dog. Small to medium size preferred and provided the dog does not go into the bedrooms.

These small cobbled streets off a main thoroughfare into Bath once provided stabling and carriage stores to grand houses. Now a row of neat architect designed modern homes, they retain some of their tucked away charm with the background buzz of the city just visible. The property benefits from being away from the hussle and bussle but only a 5-10 minute level walk to the start of town and an abundance of shops, museums, tourist attractions and restaurants. A walk along Great Pulteney Street (a handsome Georgian street filmed in 'Vanity Fair') leads you to town. The Holborne Museum is around the corner and backs onto Sydney Gardens which leads to the canal for a scenic walk or cycle. Henrietta park is also close by. Or in the town centre you have Royal Victoria Park with indoor tennis courts, mini golf and a large childrens' adventure park. You can relax with a picnic whilst watching hot air balloons take off or try the 18 hole Approach golf course with wonderful views. Your closest pub is the Pulteney arms, only a minute's walk away or a few minutes along to Argyle street there is a variety of restaurants, shops, pubs and Pulteney bridge leading you into town.

Waitrose supermarket is within a ten minute walk or a tesco express is a few minutes stroll up Bathwick hill. You can hire boats or punts from Bath Boating Station on Forester road (within a ten min walk) or with the close proximity to The Rec, home of Bath Rugby, everyone can enjoy the highest standard of English rugby just a 2 minute walk away. I have just come back from a 3 day break to bath and stayed in this wonderful property. My 3 daughters and I were celebrating a 30th birthday and the house is ideal for walking into the fantastic city of bath . We walked to the Roman baths in 10 minutes the location is excellent . The house is very clean modern and has all the facilities that you could ask for . Communication with the owners etc was so straight forward and had notification all the way through I would definitely recommend this house.

We stayed three nights in this beautiful property and enjoyed every moment. Warm and contemporary, this property is perfectly located between a short walk into the city centre or an easy walk down the Kennet and Avon Canal - which was our most favourite thing to do. Seeing the stunning homes along the canal and watching the long boats clear the locks was amazing. Bath is a beautiful city that feels small yet has everything you need. And to stay in such a lovely property was the icing on the cake. The app for the property provided every detail and the communication was almost instant. Stay here - you won’t regret it!
