The house is spread over 2 floors and entrance into the property can be either through the ground floor next to the private parking, or up through the garden to the main living area comprising the ensuite bedrooms, kitchen, dining and lounge. The house is located off Lyncombe Hill, one of the 7 hills that form the little city of Bath, and is a 15 minute walk down into the centre of town or about a £6 taxi ride.
The main entrance on the first floor leads you into a wide hallway off which both of the bedrooms can be found. The master bedroom on your right has a superking 6 foot bed, a large chest of drawers, a triple wardrobe and a small sofa to snuggle up on with your favourite book. There are patio doors off the bedroom leading to the back garden or to the decking off the lounge. There is an ensuite bathroom with sink, w.c. and beautifully tiled walk in shower. The 2nd bedroom on the left of the hallway has 2 single beds which can zip together to make a 6 foot superking bed, a chest of drawers and wardrobe. There is a door leading to a large bathroom with sink, w.c. bathtub and separate shower. This bathroom is a jack and jill bathroom meaning there is also a door off the hallway to it. Therefore it can be used as a private ensuite to bedroom 2 or as a family bathroom.
Carry further down the hallway and the property opens up to the open plan lounge and dining area designed with solid wood flooring throughout and floor to ceilings windows which open up completely to show off the stunning views of the gardens and beautiful hillside. A wrap around decking with table and 6 chairs and a 2 seater bench are perfect for al fresco dining or for just simply taking in that stunning view. The lounge has two 3 seater sofas, a wall mounted gas fireplace and extra casual chairs are dotted around allowing you to take in the view from different areas. A floor to ceiling bookshelf is filled with books and decorative pieces. There is a large flat screen freesat TV with Netflix, and all catch up channels, a DVD, Wifi, and a Bluetooth sound system.
The dining table, cleverly positioned to allow you to dine with a view, is extendable and has 6 chairs. The kitchen adjoins the dining area and is fully stocked with everything you will need to prepare a lovely meal. There is a single electric oven and hob, microwave, fully stocked cupboards and plenty of windows so you don’t ever have to miss out on that view.
A contemporary wooden and glass staircase leads you down to the ground floor where you will find a table and chairs, additional seating, a desk, large chest of drawers and a trundle daybed which can be used to accommodate up to 6 people altogether. There is a shower room with sink, w.c. and shower and a separate utility room with extra hanging space, and washing machine with combination dryer.
The property comes equipped with everything you will need including toiletries, linens and towels, stock items and a welcome hamper for your arrival. As with all of our properties it is strictly non smoking in the property.
The property has the rare advantage of private parking within the grounds of the house. There would be room to park 3 or 4 cars.
SPECIAL NOTE: Parties/Hen Parties: As the house is located in a quiet residential area, the Owners of the Looking Glass House do not want parties to be held or what is generally thought of as "Hen Parties" in this house. Dinner parties for those occupying the house are of course no problem. If you think you may be too high-spirited for the Looking Glass House, another choice might be preferable.
SPECIAL NOTE: Children: The Owners are happy to have children in the property but want you to be aware there are no stair gates and the property has a lot of glass and sharp edges with an open tread staircase, so you will need to determine if the property would be suitable for your children.

The nearest supermarket is Co-Op on Widcombe Parade, with larger supermarkets in the city centre around 20 minutes walk or a £6 taxi ride.
The City has many historic sites and museums and galleries, as well as great shops, bars and restaurants and is accessed at the bottom of Lyncombe Hill and across the road and public foot bridge leading you to the Bath spa train and bus stations at the bottom of the high street. Bath Narrowboats rent barges and bikes to explore the city or the Kennet and Avon canal and towpath. After all the activity, pamper yourselves in the piping hot pools of the Thermae Spa, or enjoy a night at The Theatre Royal or Komedia Comedy Club.
The property comes with private parking for 3-4 cars. Alternatively the Bath Spa train and coach stations are a short taxi trip.

“If I could give this home 10 stars, I would. If you're looking for a great home base in Bath, look no further. This house is even better in person than it is in the photos. Extremely clean and cozy, beautifully decorated with a gorgeous garden, and the porch and its views are exquisite. There is a convenience store a short walk from the house, and city center is about 15 minutes on foot, as the listing says -- but it hardly seems it, as there is so much to see along the way. We travelled with our three-year-old and my parents, and it was fit for all ages. Thank you Alexa, the house was incredible and it will live on in our memories with a golden glow. Highly recommend!!”

The views from the living area were superb (even on the shortest day of the year!). We loved them so much we booked to return in the spring. The house has everything you need and has clearly been designed by a very decent architect! Lots of space downstairs housing a laundry area and a separate shower - great to use after going for a run up and down the hills in Bath. Also a day bed and lovely reading/study area.
Upstairs it was like being in a very large apartment, with two very spacious bedrooms, both en suite. We spent most of our time in the living area breathing in the views! As it was winter we didn't sit outside, however there are heaters for the braver visitors. The kitchen is well positioned and has all that you need.
Great walks from the house, we did the Bath skyline walk, thoroughly recommended.
A big bonus at Christmas was the short 5 mins walk downhill into town.
We were also really impressed with the service and care we received. All in all a top job. Thank you.

We were kept well informed throughout the booking procedure, were greeted on arrival and had everything clearly explained to us, we had no problems with the house at all.
The house is well located, around a 20 minute walk into town, although it is at the top of a steep hill so not walkable unless you’re fairly fit!
We would not hesitate to return to Looking Glass House.
The view is far more beautiful than the photographs suggest. No matter what the weather, eg watching the sunrise, or the clouds role in, the scenery is gorgeous.
The outside terrace is perfect to sit and enjoy the view, and we ate alfresco when the weather was fine. When eating inside, the large windows on three sides brought the view inside.
With off street parking for several cars, and an easy 10 minute downhill walk to Bath station and city centre, this wonderful house is highly recommended. So close to the centre of Bath, yet with the feel of the countryside. We have already booked another stay for next year.

This is a fantastic property with views so good it was almost difficult to leave the property and enjoy Bath. In terms of comfort we couldn’t have asked for more and were genuinely sorry to leave.
