Two cars can be easily parked directly in front of this secluded townhouse on its private driveway. You then enter into a welcoming hallway, decorated with a lovely wooden chest, key hooks and padded seat. Ahead is a useful boot room with a washing machine, separate tumble dryer and plenty of hanging and storage space. On this level is a spacious ground floor 4’6 double bedroom with its own ensuite shower room and kitchenette, with kettle for those who enjoy tea in bed. The room also benefits from a wall hanging, smart TV and underfloor heating.
On the first floor the delightful front facing drawing room has beautiful views onto the square. There is a large smart TV, including Sky, two comfortable sofas, leather foot stool, plenty of lights, storage and a book shelf filled with books to curl up with. Two large sash windows overlook the square’s grassed area, filled with beautiful large trees.
There is a cloakroom on this floor with sink and wc. The spacious kitchen has oak flooring, a fridge and separate freezer, dishwasher, single oven with induction hob, microwave, cupboards filled with everything you should need to make that perfect holiday meal, and a large table with seating for 6. From here french doors lead to the courtyard and a tiered garden filled with beautiful trees, flowers and high fences providing plenty of privacy. There is a table with bench seating, perfect for coffee and breakfast ‘al fresco’ as it catches the morning sunshine. Around the corner is the pièce de résistance . A beautiful sun-drenched terrace running along the side of the house and beyond. A second table with 6 chairs, along with a charcoal bbq, is positioned under a beautiful tree giving perfect shade on those hot sunny days. On the terrace you will also find a large Bramblecrest outdoor sofa and stools, and benches, perfect for relaxing in the peace and quiet from the busy streets of Bath. One can enjoy a glass of wine whilst taking in the delightful views of the square, city and the hills beyond.
Two further bedrooms and bathrooms can be found on the second floor. The master bedroom has a 5' king size bed, wall mounted TV, art deco chest of drawers, desk, extra-large chair to snuggle up on with your favourite book, and built-in double wardrobe. The ensuite bathroom has a wc, sink and a beautifully tiled bath with shower over.
Bedroom three overlooks the garden through a sash window and has a 4'6 double bed, bedside tables and a free-standing hanging unit with drawers. There is further storage under the bed.
The third bathroom is situated next to the third bedroom, it has a small corner built in shower, wc, sink and plenty of storage cupboards.
As well as the two private parking spaces immediately in front of the property, it is also perfectly located within a 5-minute walk from the Bath Spa train and bus stations.

Bath's high street is within a 5-10 minute stroll. In addition, the local ‘Village’, Widcombe Parade 2 mins walk from the house are excellent. Not only can you find a newsagent, but a chemist, a couple of coffee shops, hairdressers, florists, and several pubs, butchers, gift shops, greengrocers, local supermarket, restaurants and Indian, Chinese and American takeaways. The larger supermarket’s are Sainsbury's and Marks and Spencers close by in Bath. The Citty has many historic sites and museums and galleries, as well as great shops, bars and restaurants and is easily accessed from Southcot Place, a short stroll down the lower slopes of Lyncombe Hill road and across the road and foot bridge leading you to the Bath Spa train and bus stations and the start of the high street. Widcombe has the advantage of making you feel you are more in the country and yet the city is just around the corner. It also has lots of beautiful walks and the canal where Bath Narrowboats rent barges and bikes to explore the city or the Kennet and Avon canal and towpath. Bath is a city of culture and art with music, food and literature festivals throughout the year. After all the activity, pamper yourselves in the piping hot pools of the Thermae Spa, or enjoy a night at The Theatre Royal or Komedia Comedy Club.
