History
The property was built in 1760 and known as Belvedere wine vaults. By 1792 it became an Inn and Tavern. It continued to run as a hotel and wine vault until 2011 at which time it was converted to Hill House Guest house. It is now all yours to enjoy as a self catered home.
Ground Floor
Entrance is into the grand hallway with doors leading to the dining area, lounge, kitchen and utility room. There is a large kitchen, fully stocked with everything you would need. This includes 2 ovens, gas hob, 2 large fridges, a microwave and dishwasher. A door leads to the private courtyard filled with potted plants and table and chairs for 2. There is also a utility room on this floor with a freezer, washing machine and tumble dryer. Open plan to the kitchen is a sitting area with comfy seating, electric fire and large smart TV.
Also on this floor is the beautiful dining room with a large antique dining table that will comfortably seat 16. There is a large armoire housing dishes and a few sofas making it the ideal place for entertaining.
Lower Ground Floor
Off the kitchen there are steps leading you down to two of the bedrooms. The first is a superking bed that can be split in to two singles. . There is a lovely en suite shower room and also a TV .The second bedroom also has a superking that can be split in to two singles, there are a few steps up leading out to the sunny courtyard garden. There is a TV in this room and also an en suite cloakroom with WC and wash basin.
First Floor
On the first floor is the second of the 2 lounges. Plenty of sofas and chairs to kick back and watch a good movie on the large smart TV. There is also a further bedroom, with a superking bed that can be split in to two singles. Large TV is on the wall opposite the bed and above a dressing table and chair. There is an additional cloakroom with wc and wash basin on the landing.
Second Floor
The master bedroom is located on this floor with a super king bed which can be made into 2 singles if required. There is a TV and plenty of storage. This is the largest of the rooms and has 2 tub chairs, decorative fireplace and also another spacious en-suite shower room completes this lovely master room. Next to the master bedroom is a further bedroom with 5' king size bed, dressing area, TV, storage and an en-suite shower room.
Third Floor
This floor has the 2 family bedrooms both with extremely spacious en suite shower rooms.
Both bedrooms have 5ft king size double beds and a single bed in each sleeping up to 3 in each room. There is a TV in each bedroom with plenty of storage.
Deluxe Room
Our Deluxe room is orientated towards the sunrise, and it offers a Super King bed, a seating sofa (or armchairs), an additional single bed that can be opened for the third person in the room, a coffee table, a dresser chest, full-height mirror and a full en-suite shower room. Ideal for families with a child or for a parent with 2 kids.
Belvedere Room
The Belvedere is our Premium Suite. It is the largest room we have in the house, with higher ceilings, large screen TV, a sofa (suitable for a 3rd person), full-height mirror and a full en-suite shower room.
Double Rooms
Double rooms are our standard rooms with various views to the front and back of the house. Super-king size bed is our standard, to guarantee a peaceful night’s rest after a fun evening. The beds are available as twins setup (for a small extra).
The outside area is a courtyard garden, perfect for a sundowner or a morning coffee.
Parking
The fabulous central location means everything can be explored on foot so a car is not necessary. Charlotte Street car park is also a 5-10 minute walk away. The Bath Spa Railway and bus station are a 20 minute walk.

This Georgian property is located only a few minutes walk to the heart of historic Bath where you will find an abundance of shops, restaurants, galleries, tourist attractions, wine bars and clubs. Close enough for an easy walk but far enough away from being bothered by noise. George street, which is lined with restaurants, pubs and clubs, is a 5 minute walk away. Opposite George street is Milsom Street, Bath's main shopping thoroughfare, which leads down towards the Pump rooms, the Roman Baths, Thermae spa and Bath Abbey and in the opposite direction is the famous Circus and Royal Crescent, set in front of lovely Royal Victoria Park. Here you can enjoy miniature golf, botanical gardens, hot air balloon trips and a children's outdoor play area. Whatever you choose to do, shopping, sightseeing or entertainment, most pursuits are a pleasant stroll of about 5-10 minutes away from your house. Opposite the property is upper hedgemead park providing lovely walks and views.

Charlotte Street car park is also a 5 minutes' walk away or the park and ride bus stops around the corner from the property. The Bath Spa Railway and bus station are a 10-15 minute walk. Alternatively Lansdown park and ride would be your cheapest parking option and the bus runs very regularly and takes you to the bottom of Lansdown road very close to where the property is.
