Key Features:-
5 bedrooms (to sleep 11). 4 of the bedrooms have zip/link mattresses and they can be made up as either 2 singles, or alternatively a large 6’ double bed.
1 bedroom situated on the ground floor has a 5'double bed.
2 Ensuite shower rooms and a further family bathroom on the 1st floor. Bathroom with bath and hand held shower on the 2nd floor. W.C on the ground floor
3 Living areas. A large lounge with L shape sofa and large TV with netflix on the ground floor. Off the kitchen and leading out to the garden, you have a dining area to seat 10-12 and a conservatory with additional seating.
Outdoor space. Private gardens and terraces wrap around the property front and back
Cars. Large private drive for at least 4 cars
Location. Situated very close to Bath's central Victoria park with botanical gardens, miniature golf, tennis courts, expansive lawns, beach bar and hot air ballooning. 10-15 minute walk to the supermarkets, city center, tourist attractions.

A delightful 10 minute stroll from this quiet enclave will take you through Royal Victoria Park to the city centre, past many of Bath’s architectural wonders. Nearby is a fantastic outdoor play area and crazy golf for kids, The Approach Golf Course along the road has an 18 hole course with wonderful city views and The Marlborough Tavern gastro pub is handy for an easy lunch or dinner.

Spacious, well equipped and comfortable, this welcoming house has a lovely calm atmosphere and beautiful views over the southern slopes of Bath. A short private drive with ample parking takes you up to the detached property, surrounded by large lawns, mature trees and rose gardens. The generous ground floor lobby with travertine tiling leads along to a large comfortable TV room, an elegant kitchen/diner and finally into a charming oak framed garden room with green vistas and a cosy log fire. There is a charming double room on the ground floor, three large bedrooms on the first floor and a triple room under the eaves on the second floor. Smartly decorated throughout with stylish colour accents in every room, 3 great en-suites and a large family bathroom, everyone is sure to be comfortable and enjoy their visit to historic Bath.

The Ground Floor
The fitted kitchen in rich warm wood and black granite is very well equipped with a wide array of crockery and cooking utensils. There is a 5 ring gas hob, 2 electric ovens, a large fridge and a dishwasher. An elegant dining area with a grand rustic pine table to seat 11 is in front of French doors leading into the garden.

The delightfully relaxing, green-oak framed sun room has glazing on 2 sides with great views and a log burner for cosy star-lit evenings. There are 2 large sofas, each seating 3 people, along with an armchair and footstool. Stone steps lead onto a large sun terrace with a round outdoor table to seat 6 and a further folding table to seat 4.

A separate utility and laundry room is spacious and well organised with a sink and plenty of fitted storage and utility items. There is a washing machine, a dryer, a microwave oven and a freezer, with plenty of space for ironing. A garden door leads out to a large back lawn with a handy drying line.

There is a coat rack, boot rack and occasional chair in the lobby and a pretty cloakroom has a hand-basin and WC.

The Living room
A bright and spacious contemporary living room has a stone fireplace with a coal gas-effect fire. A comfortable blue ‘L’-shaped sofa with chaise seats 6. There is a large wall-mounted TV with Netflix and WIFI is located in the ground floor bedroom.

The Bedrooms
The Ground Floor has a charming double bedroom in peach and green, with a 5’double bed, a chest of drawers and bedside drawers.

The First Floor has a very spacious principle bedroom with 2 sets of long windows and lovely views of surrounding gardens, mature trees and the southern hills of Bath. Smartly furnished with accents of duck-egg blue, there is a 6’ double bed that can zip and link to become two 3’ singles and a chest of drawers with a hairdryer. Fitted wardrobes provide plenty of hanging and shelf space.

The en-suite is tiled in travertine and has a large walk-in shower, a hand-basin with storage under and a WC.

The next double room is stylish in cream and grey has a 6’ double bed that can zip and link to become two 3’ singles. There is a chest of drawers, a walk-in wardrobe with lots of hanging and shelf space and peaceful garden views.

The en-suite, similarly tiled in travertine has a large shower, hand-basin and WC with a deep window-sill for toiletries.

The third twin room in smart taupe and stone has two 3’ single beds that can zip and link to become a 6’ double bed. There is a chest of drawers, a large built-in wardrobe, an occasional chair and lovely long views.

A large separate bathroom tiled in travertine, has a bath with a shower over, a hand-basin, a WC and a ladder rack shelf for toiletries.

The Second Floor is under the eaves. Head room is restricted by steeply sloping ceilings but there are far-reaching views from a couple of V-Lux windows. The long room in cream and deep grey has a 6’ double zip and link bed and a 3’ single bed in a flexible arrangement that can become an ideal children’s room with three 3’ single beds. There is a chest of drawers, an occasional chair and an ottoman storage box.

The bathroom across the stairs has a bath with a shower hand-set, a hand-basin and a WC.

The property is ideal for those wanting a large home, tucked away from the city noise, and yet close enough to enjoy all the city has to offer. The closest restaurant is the Marlborough Tavern which is a great gastro pub with indoor and outdoor seating. Further along from there is St James st which is lined with shops, hair dressers, a deli, florist, Grocer, newsagent and a pub. The co-op mini supermarket is a couple minutes walk further on. There is a great choice of shops, cafes, bars, pubs and restaurants in the city center as well as the great historic sites that Bath is renowned for. There are lots of museums and galleries to visit, and a variety of entertainment from the Thermae Spa to Komedia, a comedy nightclub, the Theatre Royal and a couple of cinemas. The Parks are lovely with a huge adventure playground for youngsters at the Royal Victoria Park around the corner as well as crazy golf, indoor tennis courts, the Approach Golf Course with 18 holes and fantastic views and even hot air balloon flights for the thrill seekers. The nearest supermarket is Sainsbury's which is a 10-15 minute walk away.

This house was amazing from its location overlooking Bath to the landscaped gardens and surrounding woodlands. The interior was immaculately clean and well appointed with furnishing that accentuated the bright open spaces. The kitchen and dining area we're fitted with all the modern appliances that you would expect from a property of this calibre The bedrooms were large, airy and bright with very comfortable beds and high quality linen. The house is in a very quiet residential area and is only a ten minute stroll to the center of the town with its many attractions, bars and restaurants. I would highly recommend this property to anyone considering staying in Bath.

Bath is a beautiful town and probably the best place to have a summer holiday in the UK.
As a one family, we almost spent our two month summer holiday at Bath.
What makes our stay really peaceful and enjoyable is Bath Holiday Rentals and this is the sixth summer we have used this great agency. Most of our stays last solid 6-8 weeks. We always receive a 5 star service from Alexa and her staff. Their hospitality,kindness and warm welcome are unforgettable. Alexa’s service is professional,prompt and she deals with us in a friendly manner. That’s why we always like to come to Bath every summer and stay at her immaculate properties. We never felt away from home.
Greenbanks is spacious, peaceful well equipped and comfortable house for a family who want to enjoy beautiful Bath. This house is immaculately clean,well ventilated and beautifully furnished through out.It has a calm atmosphere and beautiful views over the town. Ample parking and large gorgeous garden. On arrival, we received a warm welcome from Sara and immediately felt at home.
Any needed service is being taking car off by Ray in a professional manner. Although we stayed for almost two months,Each family member really enjoyed staying at Greenbanks and never felt a way from home.It was one of the nicest holiday homes we have stayed in.
