This picturesque Georgian luxury 5 bedroom, 3 bathroom farmhouse is one of four properties that sit at the end of a long private drive and is situated in a secluded setting on the edge of the Cotswolds. Ford Farm is two miles north of the historic town of Bradford-on-Avon, whilst the nearby cities of Bath and Bristol provide the highest quality cultural and shopping facilities. The property stands elegantly in the centre of its 30 acres of garden, woodland and farmland with panoramic views over the surrounding countryside. The accommodation offers a private heated swimming pool with sheltered terrace, tennis court, games room, lawn games, a cobbled courtyard and plenty of parking. Golf fanatics can enjoy a round at Cumberwell Park Golf Club which adjoins the property.

The Farmhouse at Ford Farm Barns

A peaceful place to relax and wind down offering countryside views, comfortable rooms and plenty of places to sit and enjoy the sunny established garden. Take a dip in the heated pool, play some tennis, set up an outdoor game of croquet, or simply enjoy a long al fresco lunch on the sheltered terrace. Ideal for up to 11 adults, families with children and corporate events.

The Farmhouse main entrance double doors lead into the stylish grand reception hallway. To one side is a comfortable sitting room with snuggly sofas and an open fire allowing you to relax at ease. To the other side is the games room with pool table and seating area. Further along the hallway is the modern family kitchen/diner seating 14 – this fully equipped kitchen is complemented by a butler’s pantry, walk-in larder and ice machine which make it perfect for large gatherings. The grand dining room (which can seat 24) opens onto the sheltered terrace and outdoor heated swimming pool. On the first floor there are five bedrooms; one is en-suite and there are two further family bathrooms.

Ground Floor

The Sitting Room
A comfortable sitting room with open fire and dual aspect views to the front of the property and garden. Three sofas, armchairs and a 48" smart TV with soundbar.

The Games Room
Dual aspect views, English pool table and seating area.

The Kitchen/Diner
A well organised stylish kitchen with dining table seating 14. The kitchen is equipped for large groups and features granite worktops, a large Aga, kitchen island with electric hob, oven and grill, microwave, sink, large fridge, dishwasher and ample storage cupboards. There is also a walk-in larder and ice machine.

The Butler’s Pantry
This is just one of the great feature s this property has to offer - its own preparation room! Further storage, granite worktops, sink, another dishwasher and another large fridge.

The Grand Dining Room
This is a brilliant room for holding celebrations, family reunions and meetings. The two 3 metre tables can seat 24 people. Three doors line each side of the room and lead to the sheltered terrace and swimming pool, or to the courtyard on the other side. Furthermore, there is a 2 metre projector screen with speakers where you can plug in your laptop to host meetings or entertain your friends.

Two downstairs WCs – one is bespoke and fully justifies its nickname of ‘the throne room’!

A very generous room containing washing machine, separate dryer, hanging clothes rail and freezer.

First Floor

Bedroom One – ‘Birch’
This bedroom is light and airy with dual aspect views to the front overlooking the tennis court and mature garden, 6' superking bed that can be split to become 3' singles. Wash hand basin, chest of drawers, wardrobe, armchair and bedside tables. There is the option to add a toddler floor bed into this room (size 4 ½ x 2 ¼ feet, suited for younger children).

Bedroom Two – ‘Beech’
This spacious room offers great views of the surrounding countryside, 6' superking bed that can be split to become 3'singles. Wash hand basin, chest of drawers, wardrobe, dressing table, 2 armchairs and bedside tables. There is the option to add a toddler floor bed into this room (size 4 ½ x 2 ¼ feet, suited for younger children).

Bedroom Three with En-suite – ‘Ash’
Contemporary room overlooking the private garden with 6' superking bed that can be split to become 3' singles. Chest of drawers, hanging rail, two armchairs and bedside tables. The bedroom also benefits from en-suite with bath and shower over, WC and wash hand basin.

Bedroom Four – ‘Walnut’
This bedroom is dual aspect with views of the private garden and pool to one side and the courtyard to the other. The 6' superking bed can be split to become 3' singles. Chest of drawers, wardrobe, dressing table and bedside tables.

Bedroom Five – ‘Willow’
This bedroom sleeps three in a bunk bed - a double bed on the bottom and single bed above. Wardrobe, chest of drawers and armchair.

Both family bathrooms situated to the North and South of the property comprise bath, free standing shower, WC and wash hand basin.

The Grounds
The Farmhouse is one of four properties at Ford Farm Barns, sitting in the centre of the 30 acre site. The property has a large private garden with sheltered terrace, seating for 14 and bbq for those sunny days. There is also an outdoor heated swimming pool which is exclusively for the use of guests of The Farmhouse (open April to September inclusive).

Within the grounds of Ford Farm there is also a tennis court (shared use) and a summer house filled with tennis rackets, balls and a range of garden games for you to enjoy.

Glorious walks straight from your door – with pub stops en route if that takes your fancy. Wellies or walking boots recommended.

There is so much to do in the area and Wendy from Zest concierge can organise horse trekking, archery, clay pigeon shooting, fishing, nature farm and history walks. Zest can also organise a personal chef to cater for your weekend, various therapies, including massage, life drawings etc.

Ford Farm is a mile outside of Bradford On Avon which provides a fantastic range of day to day shopping facilities. The larger centres of Bath (8 miles), Chippenham (10 miles) and Trowbridge which are easily accessible. Bradford On Avon railway station provides rail services to London (Waterloo). More regular and faster services to London (Paddington) are available from Chippenham. Motorway connections are excellent with M4 junction 17 (13 miles) connecting to London and M4 junction 18 (15 miles) connecting Bristol (28 miles).

There are local shops are in Bradford-on-Avon and there is a co-op and chemist there also. There is a butcher in the Hartley Farmshop. And a big Sainsbury’s on the southern side of Bradford-on-Avon.

Places of Interest
Bradford on Avon is just down the road and is a picturesque town with the River Avon flowing through its centre. There are small shops, cafes and restaurants to visit. Or head down to the river for a picnic, a look at the Tithe Barn and a walk along the canal. will give you information and ideas.

The Beautiful Georgian city of Bath is very near and has many historic venues to visit including the Roman Baths, The Royal Crescent, the Bath Abbey and the Assembly rooms. Enjoy the hot mineral waters of the Thermae Spa, see a show at The Theatre Royal or The Komedia. There are plenty of great shops, restaurants, bars, cafes, museums and galleries to visit. provides guidance and will also let you know the special events taking place whilst you are here.

There are plenty of National Trust houses and gardens near Ford Farm – The Courts Gardens, Chalfield Manor, Lacock Abbey and Dyrham Park are our nearest. Or if you prefer an English Heritage site then Farleigh Hungerford Castle is nearby.

Longleat is about 30 minutes drive away and offers a safari park, house and gardens. Longleat holds events throughout the year, including their excellent Christmas light display. You can also enjoy a day out at Stonehenge, Stourhead or Cheddar Gorge, all less than an hour away by car.

If you prefer to combine a walk with something to see, then a trip up to the iron age hill fort of Bratton Camp (English Heritage) provides great views and an up-close look at the white horse on the hillside. Or a walk along the Caen Hill Locks is another picturesque and interesting option.
