With three floors to sleep up to eight people, it`s spacious, full of light and has a luxurious, laid-back vibe that will make you feel right at home. Situated in the centre of Bath, there are city and sporting delights right on the doorstep and almost everything else within easy walking distance.

This pretty Georgian townhouse has lots of original features, including handsome fireplaces, high ceilings, large sash windows, wide floorboards and generous staircases. It has been newly refurbished throughout in June 2011 and has a stylish warmth and simplicity with thoughtful detail, stripped wood floors, warm chalky walls, cosy furnishings and funky accessories throughout.

A grand door leads up the stairs to a large, bright, L-shaped living room with a vast biscuit coloured sofa to seat four and two smart Barcelona lounge chairs. Two pairs of tall French doors lead out onto a wrought iron balcony that looks across pretty gardens to the Approach Golf Course with a variety of mature trees and sculpted greens. Four outdoor chairs invite you to linger with a drink and take in the views. Folding wedding doors divide the living room into two areas and a large plush mink coloured sofa-bed enables this section to be transformed into a private double room. There are two elegant trunk-style drawers, a desk/dressing table and a small built-in wardrobe. Another window here looks out along the road with rows of mews houses that were formally stables for The Royal Crescent.

On the 2nd floor is a large, sociable kitchen and dining room with large windows and views of Georgian terraced streets and tree-tops. The generous table seats 8 on colourful Eames style chairs. The contemporary galley-style kitchen is fully fitted in steel-grey, white corian surfaces and blonde wood. A large island holds a five-ringed gas hob, electric oven and preparation area. Against the back wall is a large fridge and separate freezer, dishwasher, microwave and a bank of cupboards with a generous supply of cookware. There is also a large walk in pantry.

On this floor is a pretty double bedroom with ornate fireplace and antique chest of drawers. Twin zip and link beds join to become a large 6` bed. Views take in the intriguing reverse side of the famous Royal Crescent

On the top floor are two bathrooms and further two bedrooms under the eaves. The spacious, bright master bedroom has twin zip and link beds that join to become a large 6` bed. Cosy up with fluffy rugs, a painted chest and wardrobe and pretty tree-top views. The large contemporary en-suite is tiled in smooth, glossy limestone and white corian and contains a double-ended bath, a large shower, hand-basin and WC.

The next smart double bedroom has a 5` bed with chest of drawers and little windows behind a parapet. The contemporary shower room has a small shower, hand basin and WC. In a separate cupboard on the landing is a washing machine and dryer.

From the house, it`s a lovely stroll down to Marlborough Buildings and into Royal Victoria Park. You can admire the majestic sweep of the Royal Crescent, then enjoy Margarets` Buildings with gorgeous boutiques, galleries and restaurants and continue past The Circus into Bath City Centre to take in some of the many historic sites, museums, shops, bars and restaurants. Alternatively, you can enjoy the Approach Golf Course where you can play a compact 18-hole course whilst enjoying marvellous views of Bath and the surrounding countryside. Hot-air balloons take off from the top of Victoria Park which is fun to watch, and further along are tennis courts, crazy golf and a large children`s adventure play area. Around the corner at St. James Square is a newsagents, chemists, Italian deli and coffee shop, hairdressers, organic grocery store and florist. Further along Julian Road is a handy Co-Op Supermarket, or there is a Waitrose supermarket in the city centre. Across the street is the Marlborough Tavern, a good child friendly gastro-pub with fabulous outdoor terrace or The Chequers gastro pub on nearby Rivers Street.

The property comes with a parking permit allowing you to park one car on the street out front or on neighbouring streets. Alternatively the Bath Spa train and bus stations are about a 20-minute walk or a short taxi ride.
